The Mechanical Contracts Manager job itself where you will manage pre and post-contract aspects for large mechanical building services jobs/clients.  More specifically:

  • Attend Post-tender Pre-contract review meetings with Clients & Main Contractors to discuss and agree contract scope along with both commercial and contractual matters
  • Post contract award carry out initial equipment checks alongside our design team and advise the design team of any concerns at the earliest opportunity to avoid any procurement programming or financial implications later.
  • Post contract award develop equipment procurement and buying schedules for allocated contracts, along with sending out enquiries to suppliers and subcontractors based on received contract documents for completeness and for better buying purposes. 
  • Place subcontract & material orders to satisfy the requirements of our contracts to satisfy technical, programme, cost and quality compliances. 
  • Monitoring of site labour and keeping a record of site activities, numbers of operatives sub-contractors on site and cost checks against the tender estimates.
  • Liaising with clients to implement the required site inductions, permits in a timely manner (In conjunction with our site foreman supervisor – depending on contract size).
  • Liaise with the Company Directors regarding any concerns on site with H&S, programme, or technical matters and attempt to mitigate where possible.
  • General site liaison with Main Contractors and Client(s), client agents in order to develop sequenced working programmes and coordinated to achieve build programmes with the aid of Microsoft Projects or similar. 
  • Hold regular meetings with Sub-contractors to ensure H&S, contract programme and equipment procurements are being maintained. Monitoring of all Mechanical & (Electrical where applicable) Health and Safety issues on site including the development of Risk Assessments, Method Statements & COSHH Assessments for issue to Main Contractors and Clients Agents along with ensuring our operatives and Sub-contractors are aware of same and implementing accordingly.
  • Monitoring of site quality issues in relation to the contract works you are engaged on and enforcing a strict code of specification compliance.
  • Carrying out general ordering of all plant, material and hire equipment in the most cost-effective manner when cross referenced to tender inclusions for each respective project engagement.
  • Attending progress design meetings to develop on-site progress with Main Contractors, Clients and other members of the contract design teams.
  • Preparing Monthly applications for payment, logging variations costing dayworks and generally managing each contract in the most cost-effective manner.
  • Populating and recording spread sheets for daywork variation costings inc detailing equipment, labour, preliminaries design & commissioning aspects.
  • Hand mark-up Construction drawings to ‘As Fitted’ status to liaise with our in-house CAD Revit Department prior to contract completion for inclusion into the project H&S files. 
  • Assist with the preparation of O&M Manuals & plant maintenance schedules 
  • Attend handover meetings with Main Contractors & Client representatives for system tuitions on the installed systems. 
  • Attend post contract completion commercial settlement meetings with Main Contractors Quantity Surveyors and ! or the Company Directors as required. 
  • Liaise with Client Teams to fulfil any 12 months routine maintenance

To be successful as Mechanical Contracts Manager you will have strong management experience within the Building Services Sector! (We are open to what that looks like)
