Manging Property and Lettings for a long-established group of family run businesses with extensive and mixed portfolio of around 100 properties with an even split of residential and commercial units in and around Somerset.

The Property Manager, (Lettings and Properties Manager), job role itself, where you will be responsible for managing the lettings process and making sure the property portfolio is well maintained and kept to a high-quality standard. You will ensure our property stock is well represented and advertised. Provide excellent customer service to potential tenants whilst managing expectations and ensuring background checks and regulations are followed before finalising tenancy agreements. Throughout the process, excellent customer service and a focus on maintaining high-quality standards within and around the properties is key.
You will also manage the bookings and upkeep of 7 self-catered holiday accommodation lets; including managing all aspects of advertising and pricing, managing direct bookings as well as keeping on top of bookings from third-party booking companies and liaise with the guests to ensure they have everything they need throughout their stay. You will coordinate the guest changeover days and make sure the cottages are cleaned and well-presented ready for each new guest’s arrival. You will also be overseeing a renovation project for these holiday cottages, where a keen eye for detail and project management and contractor management experience would be highly beneficial. Although you will be based at HQ in WSM the role requires a full driving license as you will need to drive to the properties which are located across Somerset.
Working hours are Monday - Friday 8.30am - 5pm (with occasional on call response evenings and weekends).

To be successful as the Property Manager, (Lettings and Properties Manager), you will be a a highly organised and motivated Lettings & Properties Manager with at least 5 years’ experience in Commercial & Residential Lettings and property management to join the team. You will support the Property & Land Manager to develop the strategic plan for the property portfolio and implement processes and procedures needed to continue a successful lettings business and maintain high standards within our property portfolio.
Plus a healthy mix of the following:
- This role is both admin and people-focused, so great communication and interpersonal skills is an essential requirement for this role,
- As well as being highly organised, with good time keeping and attention to detail is key.
- Experience within the property industry in a customer-facing role is essential.
- You will be a natural communicator and problem solver with a positive and proactive can-do attitude.
- Ability to respond confidently to questions, understand requirements and deal with customers, contractors and colleagues.
- Contractor management essential
- Project management/coordination experience is preferred
- Self-motivated and able to work autonomously managing your own workload as well as supporting the team as required
- Computer literate with Excel and Word knowledge and must be able to pick up management of the online booking system for the holiday cottages.
- Must have a Full Driving Licence and transport
